Application for In-principle Approval (IPA) to develop the site
In compliance with Town Planning Act, Environment Act, Public Health Act as well as requirements by the Fiji Road Authority, all major development applications must be submitted to the City Council. The City Council will work closely with the Department of Town and Country Planning (DTCP) to process the application in accordance to the zoning plans. Permission to construct applies to any building (new or existing), taxi base, car rental base and/or advertising development (e.g.billboards).
Applicants can apply through an Outline application first, to make a preliminary enquiry to check if a development concept plan is appropriate for the site. An outline application can receive ‘In-principle approval' to grant the concept plan. For developments exceeding 0.5 million FJD, hotels, resorts, shopping malls and/or those not meeting zone requirements, they will be classified as Major developments and are highly recommended to apply for this approval of concept plan.
The City Council and Department of Town & Country Planning may provide detailed advice about site and development requirements to the applicants.
